广播听力: Chinese Housing Market Boom at the First Anniversary of the Beijing Olympic Games

Chinese real estate companies are busy competing for the Beijing housing market on the first anniversary of the Beijing Olympic Games.

Many local property developers in the capital have started selling new apartments on this occasion, and representatives from other provinces along the coast are promoting apartment sales in the capital city as well.

It is only eight o'clock in the morning, and already prospective homebuyers have packed into a housing sales office in west Beijing's Haidian district. Here is one of them.

"I visited here yesterday and finally decided to buy an apartment today, because home prices, I'm afraid, will continue to rise. Meanwhile, I'm afraid my money will depreciate in the bank, so I made a quick decision to buy a new apartment."

It is estimated that a total of 45 new apartment buildings are for sale in Beijing and more than 5,000 apartments of all types are available for buyers this month.

Cai Hongyan is the CEO of a media company that provides real estate information to consumers.

"Location and proper time are important for a real estate developer. Many of them, in order to make maximum profit, choose to start selling houses right when the market shows potential and people's desire to buy a home is strong."

Cities in other parts of China are sending their marketing teams to Beijing to try to attract homebuyers. Ru Shan is one of them.

Representatives from the coastal city in East China's Shandong Province are offering coupons worth more than 50 million yuan, or 7 million U.S. dollars, to attract Beijing residents to Ru Shan's sea view apartments.

Li Ping is the head of the Ru Shan Municipal Tourism Bureau.

"If the price of the apartment you buy is less than 150,000 yuan, you can use one coupon; if the price is over 250,000, you can use three coupons. Each coupon is worth 4,000 yuan."

Li says the average price for these sea view apartments is 3,500 yuan per square meter. Last year, Beijing residents bought more than 20 percent of the city's sea view apartments.

This young woman who'd only identified herself as Miss Hu is a Beijinger, and she wants to buy a sea view apartment in Ru Shan.

"I think the value of the real estate in Beijing has limited space to increase, but houses in some coastal cities such as Ru Shan and Hebei's Beidaihe may experience some price hikes."

In the first half of 2009, the turnover of Beijing's residential property increased by 1.4 percent compared with same period last year.
